Google Ads for estate agents

Google Ads management for estate agents, for clicks that turn into calls.

Ads show quickly whether your website converts, and money spent sending clicks to a weak page is lost. That is why the site comes first and the ads come second.

For estate agents

What it means in your trade.

Ads for estate agents make sense when aimed at vendors and landlords, because instructions have real value. Bid on valuation, selling and letting searches for the areas you cover, and exclude property for sale, to rent, jobs, portal names, mortgage and removal searches. Seasonal peaks in listing activity are sensible times to test.

The ad should land on a valuation page with sold examples, fee explanation and a short request form. Sending paid clicks to property search wastes them on buyers. Tracking valuation requests and calls first is the only fair way to judge whether ads earn their cost.

What is included

Exactly what you get.

Campaigns built around what people search when they are ready to buy

Negative keywords, so your budget goes on the searches that turn into work

A landing page that matches the ad, so visitors land on the offer they clicked

Conversion tracking, so you judge the campaign on enquiries

Budget set to what the enquiries are worth to you

Not included. Ad spend is paid to Google directly and is separate from anything Coltura charges. If your site is not ready to convert, we will say so before taking the work.

Built for estate agents

Made for your trade.

Every trade asks something different of its website. For an estate agent, these are the parts built in.

  • A vendor section explaining how you market and sell a home, with recent sold examples and a clear valuation request.
  • A landlord section covering let-only, rent collection and full management, with fees and required information displayed properly.
  • Branch or area pages naming the team and the areas each office covers.
  • Your property listings linked or fed from your existing software where it supports it, so there is no double entry.
  • Your redress scheme and professional memberships stated clearly.
  • Your Google Business Profile for each branch set up with the right categories and matching details.

What it costs

£1,400, one-off.

The site comes first, at £1,400 one-off. Ad spend is paid to Google directly and is never marked up.

The free Growth Audit comes first either way, so you find out what is actually wrong before you spend anything.

Questions

The ones that come up.

What should I budget?

Work backwards from what one job is worth. For example, if a typical job nets you £800 and one enquiry in three becomes a job, each enquiry is worth more than a business selling £40 services can spend. For some trades, ads do not pay at all, and we will tell you.

Can I run ads before rebuilding the site?

You can, but you will usually be buying traffic for a page that loses it. A free Growth Audit will tell you which of the two is costing you more.

How can an independent agent compete with online agents?

By showing what a local agent does that an online model often does not: accompanied viewings, a named negotiator, chasing the chain, and local sale evidence. The website should explain your fee and what it includes, and let vendor reviews make the case. Being clear about value is more persuasive than trying to match the lowest headline fee.

How do we get more vendor reviews?

Ask at the point of completion, when the vendor is most grateful, and make it easy with a direct link. Reviews that mention the sale, the communication and the price achieved are the most persuasive to other sellers. The website can display a selection from vendors and landlords specifically, so prospective clients see comments from people like them.

Should property management have its own section?

Yes, if you manage properties. Landlords want to know how you handle maintenance, inspections, deposits, arrears and compliance, and what each service level costs. A separate section with its own fees and enquiry route speaks to them directly and stops the lettings side being lost behind the sales pages.
