Local SEO for estate agents
SEO for estate agents, so the people nearby find you.
Local search is mostly groundwork. Google needs to understand what you do, where you do it, and that other people vouch for you. Your site also has to be fast enough to be worth ranking.
For estate agents
What it means in your trade.
Vendors and landlords search differently from buyers: estate agent near me, house valuation, how much is my house worth, letting agent, property management, sell my house. The groundwork is pages built for those searches, area pages backed by real sales, clearly published fees and a Google Business Profile for each branch with the right categories and photos.

Vendor and landlord reviews carry weight, and so do accurate details across your site, portals and profiles. What is realistic is being clearly described as the agent for particular areas and services. Portals and national firms dominate generic searches. Specific pages give search engines something specific to match for the searches you can win.

Built for estate agents
Made for your trade.
Every trade asks something different of its website. For an estate agent, these are the parts built in.
- A vendor section explaining how you market and sell a home, with recent sold examples and a clear valuation request.
- A landlord section covering let-only, rent collection and full management, with fees and required information displayed properly.
- Branch or area pages naming the team and the areas each office covers.
- Your property listings linked or fed from your existing software where it supports it, so there is no double entry.
- Your redress scheme and professional memberships stated clearly.
- Your Google Business Profile for each branch set up with the right categories and matching details.

Questions
The ones that come up.
How long before SEO does anything?
The technical work lands immediately; rankings move over weeks to months. Be wary of any promise of page one within a month.
Do you do SEO as a monthly retainer?
The groundwork is part of the rebuild. Ongoing care at £149 a month keeps it maintained. There is no separate SEO retainer.
How can an independent agent compete with online agents?
By showing what a local agent does that an online model often does not: accompanied viewings, a named negotiator, chasing the chain, and local sale evidence. The website should explain your fee and what it includes, and let vendor reviews make the case. Being clear about value is more persuasive than trying to match the lowest headline fee.
How do we get more vendor reviews?
Ask at the point of completion, when the vendor is most grateful, and make it easy with a direct link. Reviews that mention the sale, the communication and the price achieved are the most persuasive to other sellers. The website can display a selection from vendors and landlords specifically, so prospective clients see comments from people like them.
Should property management have its own section?
Yes, if you manage properties. Landlords want to know how you handle maintenance, inspections, deposits, arrears and compliance, and what each service level costs. A separate section with its own fees and enquiry route speaks to them directly and stops the lettings side being lost behind the sales pages.
